15 apartment buildings
New Venice Partners LLC retained JDC to retrofit the soft story parking structures on 15 separate buildings in Venice, CA. Despite difficult access and the fact that the buildings were all occupied during the seismic retrofit, close communication between JDC and the owner’s management team helped this project not only run smoothly, but get completed within a three-month period of time.

SCOPE OF PROJECT
Retrofitting of the soft story parking structures on all of the buildings; the seismic work consisted of the installation of poured in place walls, grade beams, steel moment frames, framing hold downs and sheer paneling.
Major Challenge(s): Some of the major challenges were accessibility (the parking driveway was too narrow for commercial trucks and equipment), as well as the fact that the buildings were all occupied and parking was limited. It took close communication between the onsite superintendent and the owner’s management team to have the project run smoothly. All 15 projects were completed within a three-month period of time.
