Originally built in 1965 as low-cost housing for nearby Alameda Point Naval Air Station, the 615-unit Summer House Apartments is one of the largest multifamily properties in the East Bay area of Northern California. A civic eyesore after years of serious neglect, Kennedy Wilson Multifamily Management Group took a gamble on the property, the deterioration of which was mostly cosmetic, due to the lack of housing for young professionals and growing families in Alameda. JDC was retained to undertake the massive $35 million rehabilitation, which included renovating unit interiors, the exteriors of the property’s 16 buildings, and the property’s large pool and other amenities

SCOPE OF PROJECT
To give an extreme makeover to the seriously neglected “troubled” asset with a checkered past; upgrade unit interiors (kitchens, bathrooms); completely refurbish large hourglass-shaped pool; add sun terrace, fitness center, lush landscaping, children’s playground, media and business center, and laundry facilities; completely redesign exteriors of complex’s 16 buildings.
Major Challenge(s): To transform a civic eyesore into a successful market rate apartment community; work closely with the City of Alameda’s staff; value engineer the project without compromising the quality of the final product.
