JDC was retained for this retrofit in Van Nuys, CA for the seismic retrofitting that needed to be completed on the soft story parking. The project consisted of numerous grade beams, Moment frames, sheer wall and hold downs, stucco replacement, fog coating and asphalt repair.
SCOPE OF PROJECT
The project consisted of the installation of 4 Moment frames along with five grade beams and 2 Strong walls. There was a great deal of stucco wall and stucco ceiling removal for sheer paneling on the walls and ceilings. Hold downs were added as part of the sheer design and custom column caps and straps were added from post to beam connections and stem walls were formed on top of one of the grade beams for the new Simpson strong walls.
Major Challenge(s)
The major challenges were coordinating the work schedule with ownership and the tenants. We had to coordinate the project so that the tenants could return to their spaces every evening with exception of the areas where the grade beams were installed (these areas were fenced off however we coordinated this work in a systematic order so that parking spaces were never closed more than one week). There were also clearance issues with head height with respect to the Moment frames and getting them installed inside of the garage. In addition there were some existing footings that were undersized so they had to be removed and a newly designed grade beam poured.
