“SOFT STORY” RETROFITTING

JDC was retained for this retrofit in Studio City, CA for the seismic retrofitting that needed to be completed on the soft story parking. The project consisted of numerous grade beams, Moment frames, sheer wall and hold downs, stucco replacement, drywall replacement, fog coating and asphalt repair.
SCOPE OF PROJECT
The project scope was three new moment frames, 5 new grade beams, sheer panel and hold downs, drywalls and stucco replacement.
Major Challenge(s)
There were multiple challenges on this project. One challenge was that there was sheer paneling to be installed on walls that were underneath the structure therefore accessibility was a challenge. The other was that two of the Moment frames could not be installed in the locations that were originally designed due to existing conditions therefore the engineers made some field changes to the locations of the Moment frames which we facilitated through the city without delaying the schedule. The building was occupied at the time of the retrofit therefore we updated the tenants with a schedule of work from week to week in order to keep them in the loop and facilitate the parking situation.
