Multifamily Asset Renovation
Although JDC possesses years of experience in renovating residential properties of all types, today the company is recognized for its expertise in multifamily renovation and rehabilitation. On behalf of both private and institutional apartment community owners, JDC offers complete exterior and limited interior renovations, including pools, clubhouses, fitness centers, façades and other common area revitalizations, in addition to the incorporation of new amenities, such as dog runs and picnic areas. JDC also incorporates many other trades into its renovation projects: wrought iron, woodwork, masonry, mechanical, electrical and plumbing, in addition to door and window replacements.
JDC applies value engineering to renovate and revitalize multifamily assets of any size, with a sweet spot for transforming communities of between 100 and 600 units. John and his team provide further value to projects by working closely with architects and others in conceptualizing the creative aspects of the renovation and rehabilitation. With a clear understanding of the owner’s vision and how architectural plans and specifications relate to that vision, JDC is often called upon to develop the scope of work and budgets for redevelopment projects.
To date, JDC has renovated and revitalized apartment communities throughout California and on the West Coast representing over 5,000 units.

“Soft Story” Retrofitting
Although multifamily property renovations and restorations are JDC’s bread and butter, the company also specializes in retrofitting “soft story” apartment buildings, apartment structures supported by inadequate perimeter walls around open spaces on the ground level (typically for carports) that are particularly vulnerable to earthquakes.
Many soft story buildings collapsed in San Francisco’s Marina district during the 1989 Loma Prieta earthquake. The Northridge Meadows apartment complex, which killed 16 people when it fell, was among the approximately 200 soft story buildings in Los Angeles to be severely damaged or destroyed in the 1994 Northridge quake.
Thousands of soft story apartment buildings still dot the Los Angeles region. JDC recently retrofitted 15 of these in Venice, CA and is currently teaming up with an engineering firm in San Francisco to retrofit a number of multifamily buildings throughout the San Fernando Valley. With proposed legislation looming which would mandate seismic retrofitting of Los Angeles’ soft story buildings, this aspect of JDC’s business is likely to grow in the coming years.
High-End Custom Homes
Prior to founding JDC and becoming a multifamily asset renovation expert, John R. Donaldson served as a lead foreman on framing crews working on high-end custom homes in the Hollywood Hills, many of them owned by showbiz celebrities such as Richard Dreyfuss, Dan Akroyd and Martin Mull, to name a few. Due to its roots in the high-end single family home construction market, JDC is still involved on a limited basis in the renovation of these properties for select clients.
JDC also serves as a consultant for private corporations and insurance companies, evaluating construction costs on all types of projects ranging from $100,000 into the millions of dollars, in addition to performing construction draws and budget analyses.
